Pilots & VA
Many military aviators transition to the airlines, and pilot pay has quirks that confuse lenders. Aaron flew the C-17A for the Air Force and is now a Boeing 777 airline pilot flying international cargo, so he knows how it works.
Common pilot scenarios
- New hire / offer letter: some programs can qualify you from an airline offer letter before your start date, subject to lender and investor guidelines. Ask about current options.
- Probationary first-year pay: lenders often look at the contract pay scale and your guaranteed minimum. The details matter.
- Upgrades and longevity raises: may be usable when documented by the pay contract.
- Per diem and overrides: may count with enough history.
- Guard/Reserve flying alongside an airline job: can add qualifying income, usually with a history of receipt.
- Military retirement and VA disability: usually stable qualifying income. Disability compensation also typically waives the funding fee.
- Commuting pilots: the home must be your primary residence; base and domicile don't have to match.
Income treatment depends on lender underwriting and documentation. This page is general education, not a loan approval.
